About This Property

Rental Investment Opportunity in Thermalito! Located in the desirable Thermalito area of Oroville and nearly backing up to Sierra Avenue Elementary School, this property offers a convenient location just minutes from town. Situated on approximately 0.26+/- acres, just over a quarter acre, the property enjoys a setting where neighboring homes have a bit of space between them, providing a more open feel than many in-town locations. Outdoor enthusiasts will appreciate the close proximity to the Feather River, Oroville Forebay, Afterbay, and Lake Oroville, providing abundant recreational opportunities nearby. The property is fully fenced with gated chain-link frontage and features a spacious yard with lawn areas extending from the front to the rear fence line, complemented by select shrubs and mature trees. Extensively freshened up around 2019, including the installation of a newer roof, this home offers a practical and functional layout featuring 3 bedrooms, 2 bathrooms, an indoor laundry room, a covered front porch with lattice accents, and a side carport for vehicle or recreational toy storage. The generous side yard offers potential space for a future shop, storage building, or additional improvements, subject to buyer verification and local requirements. Currently tenant occupied, the property has housed the same tenant for over a year and is currently on a month-to-month rental agreement. Tenant currently pays $1,300 per month and covers all utilities, with rent considered slightly below current market rates, creating an attractive opportunity for investors seeking immediate income with future upside potential. Seller is offering this property as a rental investment opportunity and has no intention of delivering the property vacant. Buyer to assume tenancy subject to applicable laws and regulations. If you would desire to live here, you will be responsible for vacating tenant after close. IMPORTANT NOTE: Showing Requirements. No showings will be permitted without prior verification of proof of cash funds or lender-issued pre approval letter, or something verifying proceeds availability, not your basic unverified pre-qual.
