Privacy policy

Information we collect and why

• Contact and inquiry information: names, email addresses, phone numbers, property interests and messages, to respond to inquiries, arrange requested services and maintain client records.
• Accounts and preferences: sign-in information, saved homes, searches and notification choices, to provide your account features. Agent trial applications include license details; administrators can see trial activity and sign-in counts.
• Agent and client records: profiles, referrals, communications, documents and transaction/accounting information entered by authorized users. Agents must have authority to provide another person’s information. Public agent websites display information the agent publishes.
• Device and usage information: IP addresses and technical logs for hosting, security and troubleshooting. With permission, optional analytics records public page usage and performance, including a Belmont report of searches, saves and successful inquiries. Random measurement identifiers rotate after 30 days; event records expire after 90 days. This report does not include search text, property IDs, account IDs or form contents. We exclude private workspaces and remove URL queries and fragments from these analytics events.
• Location: your browser or device asks permission before providing precise location for a nearby property search. You may enter an area instead and revoke location permission in your browser or device settings.
• Photos, documents and voice: when you choose to upload a profile photo or document, we store it to provide that feature. Optional agent voice tools send recordings to an AI provider for transcription or conversation practice; resulting task text or feedback may be saved. Camera and microphone access require your permission, which you can revoke in device settings.

Who receives information

Belmont staff and assigned real estate professionals receive information needed to handle your request. Service providers support hosting (Vercel), authentication, database and file storage (Supabase, and Firebase for certain existing features), email delivery (Resend), diagnostics (Sentry), maps and place search, and optional analytics (Vercel and PostHog). Listing information comes from CRMLS and participating MLSs through Cotality Trestle.

When you choose scheduling, electronic signatures, management integrations or AI tools, the information needed for that feature may be processed by its provider, such as Calendly, DocuSign, Buildium or Google’s AI services. Do not enter sensitive information into an AI tool unless you are authorized and it is necessary. AI results require professional review. We do not promise that AI services never retain inputs.

We may disclose records to comply with legal obligations, protect rights and security, or facilitate a business transfer subject to applicable protections. We do not track you across other companies’ apps or websites for advertising or share your data with data brokers. Optional analytics is disabled in the Belmont mobile app.

Mortgage introductions and calculators

If you request an introduction to Vahe Atalaryan at ALG Mortgage Inc. DBA The Lending Doctor, we send him the contact details, preferred response method, California location, timing, goal, optional budget and agent name you enter. Belmont retains a record of the inquiry and your consent. The form is not a loan application or credit-check authorization and does not subscribe you to automated marketing. We do not collect Social Security numbers, bank records or loan documents through this form. The lender handles any later application under its own privacy policy.

Values entered in Belmont’s mortgage planning calculators are calculated in your browser and are not sent to the lender. You can contact Belmont through our privacy request page about a stored introduction request and contact the lender directly about information it holds.

Cookies and your choices

Essential storage supports sign-in, security and preferences. Optional analytics stays off until you allow it. Global Privacy Control disables optional analytics in that browser. We do not treat a “Do Not Track” signal as a separate consent choice; use these controls or Global Privacy Control. See our cookie policy.

Email and contact preferences

Submitting an inquiry allows us to respond to that request; it does not automatically subscribe you to marketing emails. Saved-search and market-update subscriptions have separate choices. Use the unsubscribe link in an update or change your saved-search settings. Essential account or transaction messages may continue. Contact us to change other communication preferences.

Buyer inquiry forms record your selected response method, optional marketing call/text choice, terms version, disclosure text and time received. Optional automated marketing consent is separate from an inquiry and from eligibility for a closing-cost credit. Declining it does not prevent either. You may revoke it by telling Belmont, calling 818-967-6311 or emailing brokerarnie@gmail.com. Your inquiry identifies the property you submitted; it does not give blanket permission to share your future browsing activity with an agent.

Access, correction and deletion

You can request access, correction or deletion of personal information, ask about its use or disclosure, and submit an opt-out request through our privacy request page. California rights, where applicable, also include portability, limits on qualifying sensitive-information use, authorized-agent requests and freedom from unlawful discrimination for exercising rights. We may need to verify your identity and authority before disclosing or deleting records. We will explain applicable exceptions.

Account holders can delete their account in Settings. Account deletion removes the login, public website profile, saved searches and alerts, favorites, personal home preferences and your shopping comments. Shared home lists may remain for other members. Brokerage transaction files, accounting records, business communications, records concerning other people and records we must retain are handled separately. Contact us through the privacy request page about those records and any other personal information. Do not email passwords, bank account numbers or identity documents.

Retention and security

We retain information for the service requested and for applicable brokerage recordkeeping, tax, dispute-resolution, fraud-prevention and other legal purposes. Retention depends on the record and its purpose; deleting your account does not override required retention. We use authentication and access controls, but no system can guarantee absolute security. Backups and provider logs may remain for their retention periods.

Children, external sites and changes

Our services are intended for adults. Contact us if a child has provided personal information. External websites have their own privacy practices. We will post changes here with an updated date.
