Belmont Brokerage Inc. · DRE #02431308
More room at closing.
A closing-cost credit calculated at 0.48% of the final purchase price when you buy with a Belmont agent, agree to the credit in writing, and complete an eligible California purchase.
Agree before your offer. Apply through escrow. No payment after closing.
Discuss and document the credit with your Belmont buyer’s agent in your Buyer Representation and Broker Compensation Agreement (BRBC) and any signed credit addendum before submitting a purchase offer. Any permitted amendment must be signed before escrow closes. Do not wait until after closing to request or negotiate a credit.
Program terms · Effective September 29, 2026 · Version 2026-09-29.1
1. How the amount is calculated
The program rate is 0.48% (purchase price × 0.0048), with the same rate at every price level. For example, a $674,500 purchase produces a calculated credit of $3,237.60; a $1,000,000 purchase produces $4,800. A listing-page estimate uses the advertised asking price, which may change. It is not a reduction of the asking price, a cash award or a reserved credit.
The amount available through escrow cannot exceed Belmont’s commission actually earned and received for representing you, your eligible closing costs, or the amount allowed by your lender, loan program and applicable law. Those limits may reduce or prevent a credit. Your signed agreement and approved settlement statement specify the actual amount. Do not rely on the estimate to establish the funds needed to close.
2. Agree in the BRBC before making an offer
To participate, Belmont Brokerage Inc. must represent you as the buyer under an executed written BRBC or other applicable buyer representation agreement. The credit, its funding, its conditions and any limitation must be expressly agreed with your Belmont buyer’s agent and approved by Belmont in the BRBC and any incorporated credit addendum before your offer is submitted.
An inquiry, website calculation, tour, verbal discussion, text message or accepted purchase offer alone does not establish a credit entitlement or amend your signed agreements. Any later change requires a written amendment signed by the required parties before closing and approval by the lender and escrow when applicable. Real estate commissions are negotiable and are not set by law. The program rate does not determine the compensation owed under your representation agreement.
3. Through escrow at closing only
The credit is funded from Belmont’s earned buyer-side brokerage commission and applied only through the transaction’s escrow or settlement at successful closing, against approved buyer closing costs. The transaction must close and Belmont must receive the commission that funds the credit. Tell your lender and escrow officer about the credit early so they can approve and disclose it correctly on the Closing Disclosure or other final settlement statement.
This program provides no separate cash payment, check, reimbursement, gift card or payment outside escrow, before or after closing. It is not a down-payment substitute. Unused amounts are not payable to you outside escrow or carried forward to another transaction. A canceled transaction, failed closing or purchase without Belmont buyer representation does not earn the program credit.
4. Review and finalize before escrow closes
Review your BRBC, credit addendum and proposed final settlement statement with your Belmont agent, lender and escrow officer before authorizing closing. Raise any missing, incorrect or changed credit before closing so it can be resolved and documented. Do not assume an oral promise or a website estimate will appear automatically in escrow.
At closing, the credit shown in the executed agreements and approved final settlement statement is final under this program. There is no right under the program to a new, increased or retroactively negotiated credit after escrow closes. A request made after closing does not create an obligation for Belmont or its agent to make a separate payment.
These timing and payment conditions do not waive nonwaivable legal rights, excuse fraud or misrepresentation, eliminate remedies for breach of an existing enforceable written obligation, or prevent a correction or remedy required by law. They are not a blanket release of claims and do not make an otherwise unlawful term enforceable.
5. Eligibility and other services
The program applies to eligible California purchases represented by Belmont. Website estimates appear on available sale listings; rentals and completed past sales do not generate a new purchase credit. Existing representation, builder requirements, loan rules and other transaction-specific restrictions must be resolved in writing before relying on a credit. Any combination with another concession or promotion must be documented and permitted by the lender and escrow.
You may select your own lender, title, escrow and other settlement providers. The credit does not require purchasing a mortgage or another service from a Belmont affiliate or referral partner. Belmont does not guarantee acceptance of an offer, financing approval, a particular price or a successful closing. Service is provided without unlawful discrimination.
6. Inquiries, privacy and contact choices
A credit inquiry goes to Belmont’s buyer representation team. It may concern a property listed by another brokerage; listing attribution identifies that listing office. Sending an inquiry does not create an agency relationship or bind you to buy a home. Belmont uses your submitted contact details, property interest and message to respond and maintain the request, as described in our Privacy Policy.
Optional consent to automated marketing calls or texts is separate from requesting help and is not a condition of receiving this credit or purchasing any property, goods or services. The form records your choices and the version of the disclosure you saw. You can decline marketing consent and still inquire by email, phone or text.
7. Which documents control
These program terms supplement Belmont’s Terms of Use. Your executed BRBC, credit addendum and lawful written amendments control the specific agreed credit and transaction obligations; lender and escrow requirements determine how the credit may be applied. Changes to website terms do not retroactively change an existing signed credit agreement. No employee or agent may promise a payment that violates the escrow-only requirements or applicable law.
