2. Eligibility

You must be at least 18 years of age to use the Platform. By using the Platform, you represent and warrant that you meet this requirement and have the legal authority to agree to these Terms of Use.

3. Account Registration

Certain features of the Platform require account registration. You agree to provide accurate, current, and complete information during registration and to update such information to keep it accurate. You are responsible for safeguarding your password and for all activities that occur under your account.

4. Permitted Use

The Platform is provided for lawful real estate purposes, including property search, agent communication, and brokerage services. You agree not to:

• Use the Platform for any unlawful or fraudulent purpose
• Scrape, crawl, or harvest data from the Platform without written consent
• Interfere with the security or integrity of the Platform
• Upload viruses, malware, or any harmful code
• Impersonate any person or entity

5. Intellectual Property

Content is owned by Belmont Brokerage Inc., its licensors, listing brokers, photographers or other rights holders and is protected by intellectual property laws. MLS access does not transfer ownership of listing images. You may not reproduce, distribute, or create derivative works without prior written permission.

6. MLS Data Disclaimer

IDX information is for consumers’ personal, non-commercial use to identify properties they may be interested in purchasing or leasing. It may not be republished or used to build a separate database. Listing data is sourced from the California Regional Multiple Listing Service (CRMLS) and other third-party providers. All data, including measurements and calculations, is obtained from various sources and has not been verified by Belmont Brokerage Inc. All information should be independently reviewed and verified for accuracy.

7. Professional review and limitations

Website inquiries do not create a representation agreement. Real estate compensation is negotiable and is not fixed by law. Brokerage services and compensation require the appropriate written agreements. Automated estimates are not appraisals, and AI drafts require review by a licensed professional. We provide services without unlawful discrimination. To the fullest extent permitted by law, Belmont Brokerage Inc. shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Platform. The Platform is provided "as is" without warranties of any kind.

8. Modifications

Belmont Brokerage Inc. reserves the right to modify these Terms of Use at any time. Changes will be effective upon posting to the Platform. Your continued use constitutes acceptance of the revised terms.

9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law provisions.
