About This Property

We are pleased to present 11652 Kiowa Avenue, an exceptional 8-unit multifamily investment located in the heart of prime Brentwood. The property offers a rare combination of high-quality interiors, substantial building improvements, an excellent unit mix, and significant rental upside in one of Los Angeles' most desirable and supply-constrained rental markets. The property features an outstanding unit mix consisting of three one-bedroom/one-bath residences, four two-bedroom/two-bath residences, and one expansive two-bedroom/two-bath-plus-den residence. The larger floor plans and predominance of two-bedroom units position the property particularly well within the Brentwood rental market. All eight residences have been extensively remodeled and feature hardwood flooring, hardwired Ring video doorbells, and spacious, light-filled floor plans with an elevated level of finish rarely found in comparable Brentwood apartment properties. Luxurious interior appointments include upgraded kitchens with high-end appliances and upgraded bathrooms. Select residences feature skylights; customItalian cabinetry; Wolf, Miele, Jenn-Air and/or GE Profile appliances; wine refrigerators; microwave drawers; and/or built-in espresso and coffee makers. Six of the eight residences have been luxuriously upgraded with central HVAC, or split or mini-split air conditioning systems. Utilities are separately metered for gas and electricity. Substantial improvements have been made to the building and its major systems. The soft-story seismic retrofit has been completed, the property features all-copper plumbing and upgraded electrical, and the required SB 721 balcony inspection has been completed with no work needed. Additional amenities include a common laundry room with machines owned by Seller (not leased from a vendor), a surveillance video camera system, and ample on-site parking. Situated on Kiowa Avenue in the heart of Brentwood, the property benefits from one of the most desirable residential locations in Los Angeles' Westside. Residents enjoy convenient access to the shops, restaurants and neighborhood amenities along San VicenteBoulevard's iconic coral tree-lined corridor, as well as proximity to UCLA, Santa Monica, Century City, Westwood and the greater Westside employment base. Brentwood's combination of affluent demographics, exceptional lifestyle amenities, highly desirable residential character and significant barriers to new multifamily development continues to support strong long-term rental demand. With all eight units remodeled, significant capital improvements already completed, large and desirable floor plans, and meaningful remaining rental upside, 11652 Kiowa Avenue represents an exceptional opportunity to acquire a high-quality multifamily asset in one of the Westside's premier rental submarkets.
