About This Property

Set back high off the street for maximum privacy, this Craftsman-era bungalow has 100+ year-old bones, charm in spades, and potential galore, all tucked on a quiet cul-de-sac on an extraordinary, nearly 7,000-square-foot parcel in the hills. Meander up the path through the native gardens, perhaps picking a ripe Gravestein apple along the way, and you begin to understand what makes this property so special. The home itself is cozy, comfy, light-filled, and ready for its next chapter. It offers an exciting opportunity for someone with vision, whether that means thoughtfully improving the existing cottage, reimagining the property over time, or simply settling in and enjoying this uncommonly generous piece of land. There are Bay views and spectacular sunsets that bring the day to a beautiful close, followed by the peaceful sound of crickets at dusk. The real magic is outside. A tamed wilderness, the grounds unfold beneath a magnificent mature oak, creating a private garden retreat that feels worlds away. Established natives and edible gardens include fruiting kiwi vines, raspberries, blackberries, boysenberries, alpine strawberries, plus plum, Gravenstein apple, Meyer lemon, Mexican lime, mandarin, and calamansi citrus trees. A true haven for hummingbirds, butterflies, and local wildlife. While the home retains much of its original character, a roof with years of useful life remaining, newly installed solar panels, and a Tesla Powerwall bring some welcome modern-day benefits, including backup power during outages and dramatically reduced energy bills. Over more than a century, only three owners have called this bungalow their own, each a steward of a special little house on an extraordinary piece of land. Now it’s ready for its next chapter, with character to preserve, space to enjoy, and endless possibilities for what comes next. Open Houses: 10/17 & 10/18, 2:00-4:00pm. www.722avilaplace.com
