Built in 1940, this historic property was a passion project of the owner. The vision was to create an oasis in the desert. Leveraging knowledge from the ancient science of Vastu Shastra, the owner wanted this property to be a place for artists and art lovers and long-term apartments for military families. While the mountains on the south side of the property block the negative energy, water fountains in the north are placed strategically to increase positive energy. Additionally, the whole property is very colorful, making it stand out in the desert. In fact, many people stop by the property to take photos for social media (an excellent marketing opportunity…dare we say a viral opportunity). The most important part about this property are the employees. The housekeeper and property manager have been helping keep the property operational and nurturing good experiences with all of the customers for over 7 years. Additionally, the maintenance man helps with regular property upkeep and has been working at this property for over 10 years. Both the owner and employees have created a lot of goodwill with the customers. The property has 12 rentable rooms, many with kitchens. The rooms inside reflect the exterior’s play on color. Six of the 12 rooms are standalone cabin-style rooms with porches. The manager’s unit has two bathrooms, a kitchen, a bedroom, living room, and pantry. There’s also a small motel office and large laundry and storage room as well. It has many customers who stay long-term, but also customers who visit and stay at 9 Palms Inn annually. People visit from all over the world, due to Joshua Tree National Park (about 1 million visitors/year and nearly not enough hotels/motels to lodge everyone). The north entrance to Joshua Tree National Park Visitor Center and downtown area is 0.6 miles from the property and is not far from The Marine Corps Air Ground Combat Center either. In fact the annual Soapbox Derby happens right outside the property. The property has won review awards from Booking.com and tripadvisor. With a little elbow grease, some initial capital investment, and marketing finesse, you can make this already charming place even more so.

ZIP averages use publicly displayable closed sales from our licensed MLS feed, matched to the same ZIP and exact property type. Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
Mortgage benchmark: Freddie Mac Primary Mortgage Market Survey®. © Freddie Mac. Weekly national 30-year fixed rates, not APRs or a loan quote. Actual terms vary. Methodology changed in November 2022. The chart does not establish that interest-rate changes caused a home’s price changes.
Lines connect recorded asking and sale prices. They are visual guides, not estimates of the home’s value between those dates.
No earlier records were returned by our current sources. This does not mean the home has never sold.
