**Do not contact employees or customers of the business** Leashless Brewing is a certified organic, artisanal craft brewery dedicated to making the world a better place—one glass of organic beer at a time. Rooted in environmentally conscious and sustainable practices, the brewery sources ingredients exclusively from organic farms that support healthy soil, conserve water, protect biodiversity, and avoid GMOs, synthetic fertilizers, and pesticides. All brewery waste is repurposed by local farmers to grow crops, raise livestock, and create organic fertilizer, reinforcing a closed-loop, eco-friendly approach. We work with what Mother Nature gives us to make the best organic beer possible. We are Leashless. Located in the heart of Downtown Ventura’s premier shopping and dining district, Leashless Brewing offers outstanding visibility, strong traffic counts, and steady pedestrian flow. As one of only a few Certified Organic and Gluten-Reduced breweries in California, it holds a rare and highly marketable brand position. The production facility is designed for efficiency and scale with a 10BBL direct-fired brewhouse, 90BBLs of fermentation capacity, and infrastructure for an additional 60BBLs. Packaging is supported by 35BBLs of bright tank capacity, and a 7,000-gallon-per-day reverse osmosis system ensures consistently pure brewing water and high-quality organic products. The taproom is a proven revenue driver with 16 rotating taps of organic beer and hard seltzer. The 4,524 sq. ft. building includes approximately 2,200 sq. ft. of indoor tasting room space equipped for live music, sports, and private events, plus a 2,250 sq. ft. tropical-themed outdoor patio that doubles seating capacity and elevates the guest experience—ideal for gatherings, events, and Ventura’s vibrant foot traffic. Leashless Brewing also maintains a strong self-distribution network with placements in corporate chains, grocery and liquor stores, hotels, and independent restaurants. This retail and on-premise presence provides solid margins and significant room for expansion. With its organic brand identity, turnkey infrastructure, and prime coastal location, the brewery offers substantial growth potential. A new owner can expand production, scale distribution, enhance events, or add contract brewing with minimal additional investment. The business operates under a secure 3-year + 3-year option lease, and the real estate is also available for sale: MLS ID TR25256150.

ZIP averages use publicly displayable closed sales from our licensed MLS feed, matched to the same ZIP and exact property type. Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
