Is there an advantage to buying a pool home needing $50,000 in repairs rather than a home with no pool that already has the repairs? Not necessarily. This one has no pool but it does have the repairs. Most homes of this vintage have their original leaky irrigation system and roof. This one's water saving desert landscaping was recently installed along with a new irrigation system front and back. Its roof was replaced with durable energy efficient interlocking steel Mediterranean look tiles warrantied until 2051. The weep screed is already in. Kitchen counters were replaced with granite composite slabs with backsplash. The restored trellis runs the full length of the house. New patio furniture included. The front windows have been tinted to enhance privacy and energy efficiency. Dual pane windows have been installed in the 3rd bedroom/den and are ready to be installed in guest bedroom. All other things being equal, better to take the repairs and put a warrantied pool in later!

ZIP averages use publicly displayable closed sales from our licensed MLS feed, matched to the same ZIP and exact property type. Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
Mortgage benchmark: Freddie Mac Primary Mortgage Market Survey®. © Freddie Mac. Weekly national 30-year fixed rates, not APRs or a loan quote. Actual terms vary. Methodology changed in November 2022. The chart does not establish that interest-rate changes caused a home’s price changes.
Lines connect recorded asking and sale prices. They are visual guides, not estimates of the home’s value between those dates.
No earlier records were returned by our current sources. This does not mean the home has never sold.
MLS records may be incomplete. Earlier asking prices are not sale prices.
