The S. T. Falk Apartments, 1939-1940, Rudolph Schindler, Architect. First offering since 1965. One of Schindler's most complex hillside designs, each of the building's 4 apartments has a unique relationship to its corner site. The complex twists and turns up the hill to maximize privacy, and provides unobstructed city views from the roof terraces. The penthouse unit at 3631 Carnation has the most dramatic view, the richest interior compositions, and is the most like a private Schindler house with its own garden to the rear. The interior of the penthouse was designed with Philippine mahogany, grass cloth walls and a stained pine plywood ceiling. Judith Sheine wrote that "the plywood is laid out in a repeating pattern based on subdivisions of Schindler's 48-inch module." Many built-ins and original details are intact making this offering a rare opportunity to own an internationally recognized work by the master of "Space Architecture."

ZIP averages use publicly displayable closed sales from our licensed MLS feed, matched to the same ZIP and exact property type. Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
Mortgage benchmark: Freddie Mac Primary Mortgage Market Survey®. © Freddie Mac. Weekly national 30-year fixed rates, not APRs or a loan quote. Actual terms vary. Methodology changed in November 2022. The chart does not establish that interest-rate changes caused a home’s price changes.
Lines connect recorded asking and sale prices. They are visual guides, not estimates of the home’s value between those dates.
No earlier records were returned by our current sources. This does not mean the home has never sold.
MLS records may be incomplete. Earlier asking prices are not sale prices.
