Hello, prospective buyers! I'm the house you've been waiting for, or at least the one your Pinterest board has been dreaming of. Yes, I'm the one and only 347 Aderno Way, making my grand debut on the market since 1967. That's right, I'm as vintage as bell-bottoms and disco balls. And while my price might have aged a bit better than my decor, let's just say I'm definitely worth more than I was in the groovy days of '67. Now, let's talk about my best features: 1. I have a flat and fabulous lot: I come with a lot so flat and huge, it makes a pancake look like a mountain. Seriously, this lot is begging for someone with big dreams and an even bigger imagination. Think of all the possibilities; be creative, be bold, build that dream home you've been sketching on napkins! 2. There is building potential galore: If you've ever wished for a canvas as clean as a freshly scrubbed kitchen counter, you're in luck. My potential is through the roof (well, if you add a second story, it will be). With a little elbow grease, you can transform me into the masterpiece I'm destined to be. For added info, feel free to contact Palisades City Planning: https://planning.lacity.gov/plans-policies/overlays/brentwood-pacific-palisades 3. I have former architectural plans: Back in 2013, some talented folks designed some epic plans for my makeover. They're hanging out at the house. Although they only show a remodel, they do help highlight dimensions, just like having a treasure map. 4. The possibility of unobstructed ocean views: If zoning laws and the building department give you the green light, you could add a second story and enjoy ocean views that are more breathtaking than a sunset selfie. Picture yourself sipping a coffee or cocktail while watching the waves crash, talk about living the high life. 5. I have a great Location, Location, Location: For the cherry on top, I'm conveniently close to all the cool stuff Pacific Palisades has to offer. From trendy shops to delicious dining spots and those beautiful beaches you've been dreaming about, I'm right in the thick of it all. All that said, mark your calendar: Swing by the open house this Tuesday from 11 AM to 2 PM. It's your chance to meet me in person and envision how I can become the home of your dreams. Oh, and for the big thinkers out there, most newer constructions in the area on lots like mine have recently sold for between $8 million and $11 million. So, if you're into reimagining and reinvesting, let's just say you might be sitting on a golden opportunity. So, come on over and see what all the fuss is about. I promise, you won't be disappointed. Looking forward to meeting you! Cheers, Your Future Dream Home at 347 Aderno Way. PS: I'm getting a fair amount of attention, so I'm making offers due by 9 am on Friday Sept. 13.
