Opening home details…
The property has two structures on it: 1) a 10,142 SF 2-story home built in 1930 on the property, and 2) a non-confirming office building of approximately 1,500 SF. The home structure needs major renovation, as it was last used as a group transition home for young ladies. The office building is single story, and includes private offices, meeting rooms, kitchen, restrooms, reception area. Both structures and the property had been used by Victor Treatment Centers, Inc., a non-profit of 45 +/- years of history, for purposes of fulfilling contracts with the county of Los Angeles, to provide transition housing to young ladies, and administrative support functions for this program. This contract recently ended, necessitating its listing. There is a large surface slurry parking lot behind the office building. Access to both the office building and the home can occur from the parking lot or from Green. The property is surrounded by single family residences, on lots ranging from .10 to .14 acres in size. Since this property consists of 1.44 acres, it would appear that a buyer would look at removing the existing structures and subdivide the lot into smaller sized lots more in conformance with the nearby neighborhood, and developing SFRs on them. An alternative use might be a condo or apartment structure. The buyer is advised to contact the count of Los Angeles for more details. In other words, this listing is a land and redevelopment play. Because it is a land or redevelopment play, there are no interior photos of the two structures. Instead, there are aerials of the property. The proper vesting of ownership from Rosemary Children's Services, Inc. (aka "Rosemary") to Victor Treatment Centers, Inc., (aka "Victor") successor by merger, will occur during the escrow process. Contact agent, or Michelle Pasqual of First American Title and Peggy Chien of Central Escrow to understand this contingency. Victor Treatment Centers, Inc. acquired this property, along with 4 other homes in the greater Pasadena area, through an acquisition / merger with Rosemary Children's Services, Inc. in 2018. Technically, the assessor's office still shows Rosemary as the owner, but Victor controls the property, and is in the process of transferring title to Victor Treatment Centers, Inc. See contingency in the Office / MLS tab. The title insurance company representative indicates it is a paperwork fix during escrow.

ZIP averages use publicly displayable closed sales from our licensed MLS feed, matched to the same ZIP and exact property type. Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
Mortgage benchmark: Freddie Mac Primary Mortgage Market Survey®. © Freddie Mac. Weekly national 30-year fixed rates, not APRs or a loan quote. Actual terms vary. Methodology changed in November 2022. The chart does not establish that interest-rate changes caused a home’s price changes.
Lines connect recorded asking and sale prices. They are visual guides, not estimates of the home’s value between those dates.
No earlier records were returned by our current sources. This does not mean the home has never sold.
