What a find for a very fortunate Buyer. This is a one owner home built by the Grandview Building Company in the hills of Burbank by Brace Canyon Park. The Dobson family purchased it in 1953 and have loved living here ever since. They have especially enjoyed this neighborhood and the surprising view from their rear yard. The original three bedroom and two bath floor plan was augmented by the addition of a family room in 1958. The formal entry with slate flooring opens to the bright living and dining rooms with large windows looking out over the rear grounds. The central hall leads to each of the bedrooms and their baths. The kitchen was updated and enlarged in 1986, which provided a large breakfast room with a view out to the back yard. There is also a detached two car garage. Though the home has been lovingly lived in and cared for by the same owners for almost 70 years, there is deferred maintenance and it has been priced accordingly to sell in its present as-is'' condition without repairs and/or credits of any kind.

ZIP averages use publicly displayable closed sales from our licensed MLS feed, matched to the same ZIP and exact property type. Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
Mortgage benchmark: Freddie Mac Primary Mortgage Market Survey®. © Freddie Mac. Weekly national 30-year fixed rates, not APRs or a loan quote. Actual terms vary. Methodology changed in November 2022. The chart does not establish that interest-rate changes caused a home’s price changes.
Lines connect recorded asking and sale prices. They are visual guides, not estimates of the home’s value between those dates.
No earlier records were returned by our current sources. This does not mean the home has never sold.
MLS records may be incomplete. Earlier asking prices are not sale prices.
