The Sipprelle Residence, by architect Paul Tay (1961.) Praised by Southland Magazine in 1962 as "a crown upon the hillside which it stands." Tay's ingenious design directs soaring walls of glass towards panoramic views of downtown Long Beach, Catalina Island, Palos Verdes Peninsula, and the ocean. Entrance to the home is by way of a bridge from the street. Beyond the font door, the house seems to hover above the city lights below. Floor to ceiling window walls take full advantage of this, blurring the distinction between inside and out. Living spaces are expanded with sliding doors to spacious wraparound decks and private patios. A sunken living room is anchored by a dramatic angular steel fireplace hood over a cantilevered hearth. The open plan island kitchen is placed in the middle- a command center for entertaining. Private spaces of the home are found on the lower level. The master bedroom occupies one end, with the additional bedrooms, laundry, and office down a hall to the other. In the master: a second fireplace, original built-ins, and an inspired en suite master bath with sunken shower. Though sliding doors is an aggregate topped concrete patio and private garden with a built in spa at it's center. Conveniently located to allow commutes to either Los Angeles or Orange County, and in close proximity to the panoramic view park and hikes of Signal Hill. A custom designed home expertly positioned to take full advantage of it's extraordinary setting.

ZIP averages use publicly displayable closed sales from our licensed MLS feed, matched to the same ZIP and exact property type. Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
Mortgage benchmark: Freddie Mac Primary Mortgage Market Survey®. © Freddie Mac. Weekly national 30-year fixed rates, not APRs or a loan quote. Actual terms vary. Methodology changed in November 2022. The chart does not establish that interest-rate changes caused a home’s price changes.
Lines connect recorded asking and sale prices. They are visual guides, not estimates of the home’s value between those dates.
No earlier records were returned by our current sources. This does not mean the home has never sold.
