Established, niche business within the pizza restaurant realm. Perfect for someone looking to own their own business with minimum employees. What makes the Roman Pinsa crust unique? Pinsa is the Roman version of Pizza. A lighter, healthier version of traditional Italian pizza. Pinsa is a more digestible, low calorie, low gluten and low fat flatbread crust. Vegan, low carb, healthy and tasty. Located in an area of Escondido that serves both business and residential clients, the business offers an established distribution of pre-baked crust (with or without toppings) to restaurants throughout San Diego County. This business model could be expanded for breweries, wineries, hotels, food trucks, etc. with a dedicated salesperson. Many locals pick up their pre-baked crusts and take them home to prepare at home during the week. Walk-up counter also sells retail pizza and sandwiches. Crusts stay fresh refrigerated for up to a week; or crusts may be frozen for up to a year. Defrosts quickly (5-7 mins for untopped crust; 10-15 mins for crust with toppings); then bake 5-7 mins. Operates 5 days a week with owner and one employee, so room for growth with additional weekend hours.

Months with fewer than 3 sales are omitted; the current month is incomplete. Lines connect available monthly observations across gaps and do not represent measured prices in missing months. These averages are not adjusted for size, condition, or location within the ZIP, and are not an appraisal. Feed coverage may not include every sale. All available shows the available home and ZIP history, with mortgage rates over the same dates.
Mortgage benchmark: Freddie Mac Primary Mortgage Market Survey®. © Freddie Mac. Weekly national 30-year fixed rates, not APRs or a loan quote. Actual terms vary. Methodology changed in November 2022. The chart does not establish that interest-rate changes caused a home’s price changes.
Lines connect recorded asking and sale prices. They are visual guides, not estimates of the home’s value between those dates.
No earlier records were returned by our current sources. This does not mean the home has never sold.
MLS records may be incomplete. Earlier asking prices are not sale prices.
