How to read Burbank market activity before choosing an offer strategy
A home’s asking price is one data point. A more useful comparison starts with the type of home, the area you would actually live in, and the sales that closed recently.
Start with the area you mean
Searching all of Burbank answers a different question from drawing a few blocks around a home. Use the same boundary for the homes you compare. A small drawn area can be more relevant, but it may contain too few recent sales to support a broad conclusion.
If a larger yard or a particular commute is a priority, record those needs before comparing homes. Compare similar property types and sizes, then investigate differences such as condition, lot usability and recurring HOA costs.
Separate new listings from completed sales
“Listed in the last 30 days” describes homes entering the market. “Sold in the last 30 days” describes completed transactions, often negotiated earlier. They are different groups of homes; dividing the two does not tell you the chance that a newly listed home will sell.

Review the home’s condition and recent comparable closings with your agent. Days on market alone do not establish the seller’s motivation or how much they will accept.
Use prior periods carefully
Compare the most recent 30 days with the preceding 30 days using the same area. A shift in the mix of homes sold can change a median even if individual home values have not changed. A handful of closings should not be presented as a precise neighborhood forecast.
